Here are a few examples of cases in which we maximised prices for our clients:
Waitrose, West Hampstead
This was a 5,000sq.ft. restaurant with flats above. Pizza Express occupied the ground floor but were swimming in space. We therefore negotiated a surrender premium with Pizza Express, lined up an agreement to lease with Waitrose, worked through the planning with Camden Council and simultaneously found an investor to acquire the ground floor. The commercial space increased in value by £900,000 and the landlord was able to keep both the flats and the car spaces as a long-term hold.
The Valentine, Gants Hill
This was a 2 storey pub opposite Gants Hill underground station. A number of housebuilders looked at the site for residential development. We realised that the highest value was in student accommodation and therefore sold the site at a premium to an established developer who has now achieved planning for 321 student rooms.
Alpha House, Kentish Town
This was a 34,000sq.ft. warehouse with short income that was on the market for 18 months. As its located in the Kentish Town Growth Area, a flurry of housebuilders looked at the site but none could meet the vendor’s expectations. We realised that the highest value for the site was in self-storage. We therefore introduced the deal to a FTSE 250 self-storage company and they offered unconditionally at asking within 3 days. They exchanged 3 weeks later. We then lined up a tenant to take the space for 18 months to cover the rates and rent while the buyer worked up the planning.
