SUCCESSES
Ratner Capital has successfully acted for buyers and sellers since 2009.
Waitrose NW6
This was a restaurant in fashionable West Hampstead. We identified that Pizza Express wanted to leave, so we orchestrated a surrender with them at a premium, lined up a new lease to Waitrose and sold the unit onto a pension fund at a 27% uplift.
The Valentine IG2
This was a 2 storey pub opposite Gants Hill underground station, which we identified had huge planning potential. We sold the site to a developer who has built 321 student rooms over 10 storeys.
Alpha House NW5
This was a 34,000sq.ft. warehouse in the Regis Road Masterplan. A lot of housebuilders were looking at it but we decided that it worked better as self storage. We acted for our client Big Yellow, who are planning to redevelop the site into a 100,000sq.ft. facility.
Canon House SM6
This was a 1980s office building with planning for 174 flats and 22,500sq.ft. of commercial space, which we secured for our client U&I plc off-market. They then re-sold the property 9 months later for over double the price.
The Cambridge Hotel GU15
This was a pub, hotel and nighthtclub, which we sold onto a developer, who is redeveloping the site into 21 flats and commercial space.
Three Acre Site E3
We advised a joint venture between a housebuilder and a pension fund on the acquisition of a retail warehouse and industrial unit on a 3 acre site in East London. They are exploring plans to redevelop the site into over 500 luxury flats.
Matalan EN3
We sold this retail warehouse let to Matalan in Enfield off-market to Blackrock
Kelaty House HA9
We acquired a lease for a high street fashion brand on 100,000sq.ft. of warehouse space at £1 per sq.ft. when the market rate was £6 per sq.ft.
149 Kensington High Street W8
We acted for a family office on the acquisition of this prime retail unit in Kensington
